FAQ

What does the AI actually extract?

Tenant name, landlord name, property address, suite or unit, lease start and end dates, term length, monthly and annual rent, rent escalation schedule, notice period, security deposit, renewal options, lease type, square footage, and price per square foot. You can correct any of these after extraction.

What types of PDFs work?

Digital PDFs work today: the kind where you can select and copy text. If your lease was created digitally in Word, DocuSign, or most modern contract tools, it will work. Scanned documents, photos of paper leases, and image PDFs need scanned PDF support, which is planned for Pro.

Can I upload multiple leases at once?

Yes. Drop multiple PDFs at the same time. Each one is validated and processed independently. If one file has an issue, the rest still go through.

What happens if the extraction gets something wrong?

You fix it. Every report card has an edit button. Change any field, and the correction is saved with a full audit trail: what changed, from what, to what, and when. The original extraction is never lost.

Can I use Lease Minder if my leases are scanned PDFs?

Yes. While scanned PDF support is being built, you can still upload the file, open the report card, and manually enter the fields you care about. At minimum, entering the lease end date and the number of notice days lets Lease Minder calculate notice deadlines and send reminder emails.

Will Lease Minder support scanned PDFs?

Yes, support for scanned and image lease PDFs is planned as a Pro feature. We are being careful about quality because scanned leases vary a lot. Digital PDFs remain the best option today.

How do email reminders work?

You set the reminder windows: how many days before a lease expiration or renewal notice deadline you want to be notified. Lease Minder checks daily and sends you an email when a deadline enters your window. Each reminder is sent once, so you will not get duplicates.

Can I add my own notes to a lease?

Yes. Every contract has a notes field on its report card. Use it for negotiation context, tenant history, landlord preferences, or anything else that matters when the lease comes up again. Notes are searchable from the main table.

Is my lease data secure?

Yes. Your PDFs are stored in a private storage bucket tied to your account. Every request is authenticated with your Google sign-in token. The backend uses a service key that never reaches your browser. No one else can access your files or extracted data.

Is there a file size limit?

Each PDF can be up to 50 MB.

Can I delete my data?

Yes. Delete any individual contract from its report card page, or select multiple contracts from the table and delete them in bulk. Deleting a contract removes the PDF, extracted data, notes, and correction history permanently.

What happens to early Pro pricing when scanned PDF support is added?

Scanned PDF support may make Pro more valuable over time, but early Pro users will keep their existing Pro price when it is added. Future price changes will apply only to new Pro subscribers.

Lease Minder is Josh's idea. He was tired of not having reliable lease data at his fingertips and called Nick. They decided to build it themselves: a straightforward tool for commercial real estate professionals who need their lease data clean, searchable, and on time.

Josh Seadia

Josh Seadia is the Principal of JMJ Commercial Realty, a Needham, MA-based commercial real estate brokerage helping business owners and investors buy, sell, and lease commercial space. Before launching JMJ, Josh spent over a decade at Fidelity. He has since built his own brokerage, working with commercial landlords and tenants.

After years of dealing with lease data scattered across filing cabinets, shared drives, and spreadsheets that were always slightly out of date, he wanted a single place to upload a lease, see the key terms, and know when deadlines were coming without relying on memory or manual tracking.
